Housing Grants Limited in Availability

There are under 800 LEFT!

Back in March, my team and I told you about the $6,000 new construction grant that the state of Utah is currently awarding to qualified buyers. These qualifications are minimal, and include:

Home must be newly built, or never-occupied

Buyer’s income may not exceed $75,000 per year for a single person, or $150,000 per year for married couples.

Buyer’s must occupy the home as a current, primary residence.

It is important to note that you do not have to be a first time home buyer in order to receive this $6,000 grant money, but if you are, you may combine the $6,000 Home Run Housing grant from the state with the $8,000 First Time Homebuyer grant from the Federal Government. That’s a potential $14,000 in grant money if you are a first time homebuyer! Combine these grants with incredibly low interest rates that are currently hovering around 5% and you have a once in a lifetime incentives to purchase your own slice of America.

Unfortunately, all good things will eventually come to an end. The $6,000 grants are limited to be given to only 1,600 homebuyers. As of this writing there are about half of those grants that are still currently available. You can check the number of grants that are still available by calling me and I will check them out.

Gifts From the Market!

I want to talk to you about your children, your grandchildren, yourself, your friends, your co-workers, all of their friends and families and any other people you care about.

Currently there are “gifts” out there that I want to make sure everyone I know takes advantage of. The first gift is the current interest rate on homes. It has not been this low since 1956. We are seeing mortgage rates in the 4.75% range. So if your children, grandchildren or friends currently have adjustable rate mortgages or have a mortgage at more than 6.5% - please tell them to refinance their homes TODAY.

The next “gift” is the $8,000 tax free credit that is available to first time homeowners or people who haven’t owned a home in 3 years. If anyone in your family is currently renting – please tell them to buy now! This “gift” goes away December 1, 2009.

Another “gift” of the market is for anyone who buys a home that has not been previously lived in. This could be from a builder or maybe a foreclosure. The buyer’s get a $6,000 grant if they buy a home never lived in before. You can thank Gov. Huntsman for this gift. This “gift” became available on Apr. 1st however there is only enough for about 1600 families and almost half has already been used. So time is of the essence on this “gift.”

The last “gift” is found in closing costs. We have found that most builders and also many sellers are willing to pay the closing costs of their buyer. This can be 3%-6% of the purchase price. This is caused by our current Buyer’s Market.

One of our agents recently had a first time home buyer who purchased a new construction home with the seller paying closing costs and the total of the “gift” came to $22,000. Add to that the lower interest rates and that home prices are down – WOW, they got a great deal.
